All prospective tenants are thoroughly screened by making use of the Tenant Profile Network (TPN) and the Transunion and Experian Credit Bureaus. We also ensure that affordability criteria are met in order to reduce your risk of non-payment. A suitable deposit based on the monthly rental amount is collected to safeguard the Landlord from not only monetary loss but also damage to the property once the tenant has vacated the unit. Two inspection options are also available to the Landlord throughout the Lease period. These include either an inspection every 6 months or 12 months. It is recommended that we do regular property inspections in order to identify any maintenance requirements and keep the property in a marketable condition. As a standard, inspections are done by our maintenance inspector upon expiry of every lease in order to determine possible damages and provide quotes so that the deposit can be refunded timeously to the tenant. A cash flow statement and rent roll is sent to the Landlord on a monthly basis and any relevant invoices are attached thereto for ease of reference. Although the actual statement is sent on a monthly basis, our SAP Business One operating system allows for real time reporting and tenant payment profiles can be given at any time should the Landlord so request. At the end of the tax period we are able to provide, upon request, a consolidated statement of income and expenditure. Rental statements are sent to the tenant prior to month end as all rental amounts are payable on or before the 1st of every month. Payment of rental, less deductions of commission and other costs, is paid to the landlord on or about the 5th of every month or as soon as practically possible thereafter. Pretor Home Rentals also has a dedicated rental collections department who are registered Debt Collectors and who are assisted by an admitted attorney. They proactively and aggressively collect any rental amounts that have not been paid.
